Overview

Portfolio One was launched in January 2024 with the acquisition of five major schemes with a total GDV of over £152 million.

All of the schemes are in Russell Group university locations in some of the UK’s most popular student cities. Once completed the five assets will include ensuite bedrooms; social, fitness and wellbeing spaces; study zones; and recreational areas.

Two of these schemes, which are in Leeds and Nottingham, are newly built and already fully let.  The other three are new developments in Warwick, Nottingham and Leeds, which are already under construction.

BURNSALL - WARWICK

Burnsall Road comprises 196 beds across 5 upper floors, the scheme is operated by LUNA Students and located near University of Warwick (approx. 15 min walk) and Warwick University (approx. 17 min walk).

Modern amenities including roof terrace, gym, social lounge, cycle storage and study areas
Targeting BREEAM “Very Good” and Fitwel 3 Star certification

TRAPEZIUM - LEEDS

Trapezium comprises of 91 beds across 5-7 upper floors, The scheme is operated by LUNA Students and located near University of Leeds (approx. 13 min walk) and Leeds Beckett University (approx. 17 min walk).

BURLEY - LEEDS

Trapezium comprises of 189 beds across 6-8 upper floors, The scheme is operated by LUNA Students and located near University of Leeds (approx. 15 min walk) and Leeds Beckett University (approx. 16 min walk).

Kirkstall Road - Leeds

Kirkstall Road comprises 205 studio beds over 10 storeys. The scheme will be operated by LUNA Students and is located within a well-established student area of Leeds, close to the city centre and the universities. Construction commenced in October 2024 and is scheduled to complete in May 2026. The development includes modern amenity spaces, biodiverse roof and ground level landscaping, enhanced streetscape along Abbey Street and secure cycle parking. The scheme targets 20 per cent carbon reduction and BREEAM Excellent.

MEDICI - NOTTINGHAM

Medici comprises 137 beds across 8 floors, operated by Homes for Students and located near University of Nottingham and Nottingham Trent.

Warwick

Burnsall House

Warwick hosts over 58,000 students across two universities, with international enrolments representing around 36%, driving strong demand. With an undersupply of private accommodation, in which 49% of full time students are unable to access PBSA in Warwick (Knight Frank Research, 2023), Burnsall House is positioned to capture this demand.

Nottingham is home to over 73,000 students across two universities, which has been seeing a significant increase in student numbers of over 5% pa over the past 5 years. Medici is located in a prime commutable distance to the university campuses and railway station.
