Project Overview
We are delivering a new 205-bed Purpose-Built Student Accommodation scheme along Kirkstall Road, a key student district in Leeds. Construction is going well, with expected completion ahead of AY 2027/28. The 10-storey development comprises high-quality studio bedrooms supported by generous shared amenity spaces designed to promote wellbeing, social interaction and academic focus.
The project incorporates biodiverse landscaping at ground level and on the roof terrace, offering residents outdoor relaxation spaces. Enhancements to the local streetscape along Abbey Street include new tree planting, active frontages and secure cycle parking, strengthening connectivity within an area already well served by the City Centre and the Universities.
Sustainability has been central to the design approach, with the scheme targeting a 20 percent carbon reduction, Fitwel certification and BREEAM Excellent. Once complete, the building will be operated by Torsion-owned LUNA Students.
Building Safety Act Compliance
Gateway 2 Approval Secured
Torsion has successfully achieved Gateway 2 approval from the Building Safety Regulator for this high-rise PBSA development. This milestone confirms that all statutory safety, design and construction obligations under the Building Safety Act have been met and that the scheme is fully authorised to proceed into its construction phase.
The project is among the first new-build PBSA developments in the UK to secure Gateway 2 approval. The approval reflects Torsion’s rigorous internal processes, proactive regulatory engagement and commitment to safety, quality and transparency across all stages of delivery.
Each studio is delivered fully furnished with a private ensuite, in-room washer/dryer, a full kitchen with oven, and all bills included.
